What is a Phase One ESA?
A Phase One Environmental Site Assessment is a non-invasive research-based report that will examine the historical use of the property, and any surrounding properties within 250 metres, to determine if there is or ever has been any Potentially Contaminating Activities that result in Areas of Potential Environmental Concern to the property’s soil and/or groundwater.
What exactly does that mean?
NSSL will look at how your site was used, ie. was it ever utilized for an industrial purpose such as a railway, or for a commercial business such as a dry cleaner or gasoline service station? Was it solely residential, but dates back to the early 1900’s where heating oil may have been used and stored in above ground storage tanks?
This information generates a picture of the property and with it the likelihood that the site’s soil and/or groundwater may be impacted by the current or former use. The conclusions of a Phase One ESA will be whether or not the discovered information warrants the recommendation for an invasive investigation called a Phase Two Environmental Site Assessment.
Note: all NSSL reports are completed by or under the supervision of a Qualified Person with the Ministry of the Environment, Conservation and Parks and completed to O. Reg. 153/04 as amended standards.
